Katie Donohoe began her real estate career in Mount Pleasant, South Carolina, in 2005, specializing in residential investment properties and long-term land strategy. Over time, her focus naturally shifted toward land, homesteads, and the question of how vulnerable and meaningful properties might be preserved in a rapidly changing world. That evolution paralleled her move to a five-acre farm in the historic Phillips community of North Mount Pleasant — a property that would eventually become both her personal residence and the home of the Growing Minds Non Profit Educational Farm. Living on the farm with her family transformed Katie’s understanding of what real estate could be. She came to see that properties rooted in nature, creativity, and community often become more than investments — they become refuges. Places that protect not only the people who live there, but also the ecosystems, wildlife habitats, agricultural spaces, and local character that are increasingly disappearing under conventional development pressure. That realization became the foundation of Papyrus Properties LLC in 2018, a boutique real estate and land stewardship company focused on helping individuals and families create intentional, multi-generational properties that balance financial sustainability with conservation-minded living.


Today, Katie’s work is evolving even further through the exploration of fractional and shared ownership models designed specifically for unique and vulnerable properties. Beginning with her own residence, she is developing alternative ownership structures that allow  aligned partners to collectively steward properties that might otherwise be lost to overdevelopment or inaccessible to most buyers. These models are intended to create long-term stability while allowing more people to experience seasonal living, creative retreat spaces, regenerative land use, and also easily sell when and if needed. In addition to her work in real estate, Katie brings three decades of experience in landscape design and horticulture. Today, she combines her experience as a real estate broker, horticulturist, educator, and land steward to help clients navigate conservation-minded development, live/work homesteads, nature-based investment opportunities, and collaborative ownership models for the future.
